End of lease cleaning checklist for Sydney rentals

This is the same room-by-room checklist our team works through on every bond clean. In 17+ years and 50,000+ returned bonds across Sydney, these are the items property managers actually inspect — print it, tick it off, and you'll know nothing was missed.

Kitchen

  • Oven fully degreased — racks, trays, glass door inside and out
  • Cooktop, rangehood filters and splashback degreased
  • Inside, outside and on top of all cupboards and drawers
  • Benchtops, sink and tapware descaled and polished
  • Dishwasher filter and seals cleaned
  • Fridge cavity and behind/under appliances (where movable)

Bathrooms & laundry

  • Shower screens descaled — no soap scum or water marks
  • Grout scrubbed, mould treated on silicone and ceiling
  • Toilet cleaned inside, outside, behind and at the base
  • Vanity, mirrors, cabinets inside and out
  • Exhaust fan covers removed and washed
  • Laundry tub, taps and dryer lint filter

Bedrooms & living areas

  • Wardrobes inside, shelves, tracks and mirrored doors
  • Spot-clean walls — scuffs, marks and fingerprints
  • Skirting boards, architraves and door frames wiped
  • Light switches, power points and light fittings
  • Ceiling fans and air-conditioner filters
  • Cobwebs removed from all corners and cornices

Windows, floors & outside

  • Windows inside, tracks vacuumed and wiped, sills cleaned
  • Blinds dusted, curtains steamed where required
  • Hard floors vacuumed and mopped
  • Carpets professionally steam cleaned (receipt supplied)
  • Balcony, courtyard and entry swept
  • Garage swept, bins washed out

A 1-bedroom unit usually takes 3–4 hours, a 2–3 bedroom home 5–7 hours, and a 4+ bedroom home a full day with a team. Carpet steam cleaning adds 1–2 hours.

Does the property need to be empty first?

Yes. Bond cleans are done on an empty property so every surface, cupboard and floor area can be reached. Remove all furniture and rubbish beforehand.

What happens if the agent isn't happy?

Is carpet steam cleaning required for bond back?
